Entitled, infrastructure-served parcels trade at $20 to $40 per square foot: above raw Roatán land at single digits, and below master-planned Caribbean land such as Cap Cana and Casa de Campo at $30 to $150. The premium over raw island land buys the entitlement, the installed infrastructure, the customs regime, and the ZEDE legal framework. The discount to mature Caribbean parcels reflects an early-stage market. Terms are negotiable; price is firm.

The zone runs its own customs authority, below the Honduran national tariff, which is a real line in an island construction budget.
No public zoning. Use and density are set by agreement with the master developer rather than through a municipal process, and permits run in days to weeks, often under $5,000 in total fees.

SJBDC puts infrastructure-served land into the joint venture as its equity, and you fund the build. You keep your cash in the build instead of the dirt. This is the structure behind the three JVs in construction now.
You bring the capital and the program. SJBDC develops for a fee, using its local execution and the infrastructure already operating in the zone.
SJBDC's on-island sales and property management teams help pre-sell units and operate the finished asset after delivery.

SJBDC raises equity from a small group of aligned investors on a per-project basis. Deals are kept small so that participants hold a meaningful position rather than a fractional one.
SJBDC holds equity in the same deals it raises for, contributed as land or capital, and develops and operates the asset. You invest alongside the party that owns the land and runs the zone's core infrastructure.
